Rodent Control in Montford, Asheville

Queen Anne and Shingle Style houses, big porches and inns on Montford Avenue. Beautiful buildings, and well over a century of small openings.

The houses

The Montford Area Historic District runs along Montford Avenue north of downtown, roughly between Broadway and the US 19/23 and I-240 corridor. Most of its roughly 600 buildings went up between 1890 and 1920, in Queen Anne, Shingle Style, Colonial Revival and bungalow styles, and a few are older still. Many are big single-family homes. Others were turned into apartments, boarding houses and bed and breakfasts over the years. Riverside Cemetery, opened in 1885, is part of the neighborhood too.

Why rodents find a way in

Houses this old have been rewired, replumbed and reheated several times, and each round added holes through foundations and floors. Stone and brick foundations shift and lose mortar. Wraparound porches and turrets create rooflines with gaps where trim meets siding, and mice climb ivy and downspouts to reach them.

Houses split into apartments add shared spaces. A mouse problem in one unit is often a basement or attic problem for the whole building, so a technician should look at every shared space and talk with the owner about the other units. Inns and B&Bs have their own concern: guest kitchens, laundry rooms and storage areas need regular checks, because one review mentioning a mouse can hurt.

Large lots with old trees, stone walls and garden beds give Norway rats places to burrow along the foundation. Firewood stacked against the house and ivy on the walls give mice cover all the way to the roof.

What to ask for

Ask for an inspection that covers the basement or crawl space, every porch void and the attic. Ask how the technician will seal stone and brick without damaging historic materials. For a split house or inn, ask for a building-wide plan and written reports.

Busy seasons for inns and rentals

Montford's inns and rentals tend to be fullest in the fall, which is also when mice start moving indoors. A pre-season check in late summer, with sealing done before the first cold nights, keeps that overlap from turning into a guest complaint.
